PROPERTY ADMIN REQUIRED IN DUBAI

• Act as the representative for both the landlord and the real estate company in establishing and maintaining good living conditions for all tenants of the building.
• Maintains positives customer relations attitude.
• Assist to develop new business plan to build the property portfolio. Assist to arrange feasibility study.
• Set to attract tenants to the property according to an understanding of the market where the property is located and have looked at comparable properties in the area.
• Tenancy Management – Negotiating renewal rent & tenancy contract terms & conditions in between tenant and Landlord, Tenancy Contract Termination
• Banking, attending tenant’s complaints, resolving maintenance complaints, coordinating tenant’s complaints with Maintenance Company, follow up for maintenance complained rectification, inspection due to any maintenance concern, inviting quotes related to maintenance, collecting and checking monthly maintenance complaints report from maintenance company, move out inspection, pre-move in cleaning, pest control, liaise with contractors called upon to attend to problems in the property and ensure satisfactory and ensure a satisfactory conclusion.
• Vendors & suppliers: Purchases, inviting new quotes, negotiating terms & price for new quotes, taking approval from Landlord for quote, raising LPO, checking of goods received notes, prepare of payment voucher and send Landlord office, renewal of existing service provider’s contract, Supervision and monitoring of subcontractor service providers.
• Periodical reviews: occupancy rates, sending detailed vacancy report to leasing brokers, rent review, building inspection, bad debt & outstanding debts review, security, cleaners, Service Level Agreements and its works, take over of properties.
• Follow up with Evictions/Legal case
• Correspondence with Landlord, tenants etc, charging administration fees, coordinate with other departments i.e maintenance, accounts, VAT, legal, H R, DEWA, insurance etc.
• Assist to preparation of management reports, assist the property owner for preparation of different Govt. fee.
• Assist the Assets Manager in all aspects of project implementation as needed.
• Coordinate all Facilities activities, work direction, and support systems.
• Set up, maintain, and organize department’s central files, information, filing, and messages.
• Sound knowledge about Trakheesi, EJARI, RERA rules and regulations.

Requirements
• Language – Good communication skill in English ( Read & write)
• Able to work under pressure
• Able to work after duty hours if required.
• 5 years’ experience in property management.
